You will meet your remodeling consultant which will assign as your project manager if you decide to work with us.
Your remodeling consultant will take detailed photographs and measurements of your home to create a custom solution for you.
As we will see and learn about your goals for the space we will be able to evaluate realistic budget expectations, timeframes, and solutions for the space.
Once you’ve decided to move forward and take this exciting step, your project manager will begin designing an accurate plan to create a custom solution for you. An appropriate design fee will be determined to begin working on your conceptual plan.
If you have your design ideas and already know what materials you are going to use, we will skip that step. It’s not mandatory.
During your first design presentation, you will be able to see custom plans designed to address your goals and wishes. Floor plans, elevations, and digital renderings will help you visualize and understand your new space, while the specifications will provide a complete cost analysis of the proposed plan.
We will make any necessary revisions to the plans and/or specifications based on your feedback.
Once the final changes have been approved and you feel comfortable (and hopefully, super excited) about the plan, we move into a Construction Agreement. This agreement maps out the timeline, payment schedule, approved specifications, drawings and final budget for the project.

During this exciting phase, you will work closely with your project manager, whose guidance and expertise will give you the confidence to make all of your selections and material decisions needed to finalize the details of your project.
While you’re finalizing your design details, our internal team will be hard at work ordering your selected products and preparing construction ready documents to acquire any required zoning, HOA approvals, and/or permits needed to start your project.
Once your selections are made, materials have been ordered, and any permits needed have been approved, we can begin construction and start to turn your plans into a reality. You will get a weekly schedule of what will be happening in your home, as well as a detailed timeline for the project. Your project manager will be there for you every step of the way to oversee your project through its completion. Project manager will be sharing job project details and daily pictures updates through your personal dashboard. All details will in your dashboard as timelines, daily updates and much more.
Also we can provide you 24/7 video surveillance system to monitor the progress in real time in case you don’t live in the property or if you just want to see what’s going on onsite. One camera can be provided for free. Additional cameras have weekly rental fee.
Your final beauty shows its face, and your design fee gets credited towards your final bill. Our services don’t stop there – our one (1) year warranty will give you the peace of mind that we stand behind our work.

Not sure what to expect with your what to expect with a home remodeling project? Because we believe an educated consumer is our best customer, we’ve provided this page of Common Questions for your benefit.
Every trades person working on your home has been hand picked for their skills and professionalism.
Any kind of construction will naturally be noisy. But, we’ll do our best to let you know when the peak times of noise will be and keep it to a minimum.
Some phases of renovation and building will be messy, especially during the demolition phase and during sanding/cutting of materials. However, you can be sure we’ll take care to keep it to a minimum using our dust control system, which means less airborne particles floating around your home.
During pre-construction meetings, we discuss any plantings and gardens that you want to keep so we can do our best to avoid those areas with our equipment and foot traffic
Of course. We are professionals and are fully insured. You’re in safe hands with Ilya Remodeling.
We always want to be aware of your family’s schedule and needs. Our working hours are 7:30 am – 4 pm Monday through Friday so we will always be out of your house before dinner.
We prefer our clients to be home. But, if you can’t be, your house will be in good hands whether you’re present or not. We can provide you with onsite cameras to see progress online during the all course or remodeling process.
We understand that a remodel can disrupt your life. If we are creating an addition, we work hard to keep your existing living space intact for as long as possible.
Yes. We are a full-scale design firm. Our team will work to develop an architectural plan for your project if needed.
During the course of the work on your project, sometimes the scope of the work can change when unanticipated situations arise. Change orders are issued as a result of unforeseen issues or items which require extra labor not covered in the original scope of work after removing walls and ceilings. Change orders are also issued if the Homeowner wants to add, delete or change the work to be done. Change Orders can either be an Invoice or a Credit and are due to be paid upon receipt.
We will not take advantage of you in regards to pricing when drafting and estimating change orders. Change orders are calculated the same way as the original estimate.
Funding for our projects comes from the homeowner or a lender. We request a down payment at the beginning of the project of 20% of the total and the remaining balance is divided evenly over the estimated number of weeks.
The final payment is a small payment that isn’t due until the completion of the punch list.
If we’re behind schedule a week or two, we may skip a week of payment.
During additions and renovations, there are normally about 6-10 inspections that occur on different elements of the construction process including (but not limited to): footing; framing; rough electrical; rough plumbing; rough HVAC; insulation; drywall; final electrical and final total inspection.
Generally, the inspections are done through the local municipality or township as part of the permitting process. The electrical inspections are usually done through a third-party agency.
Ilya Remodeling takes care of all permits and makes all the arrangements for all inspections.

Although these can be challenging questions to answer without knowing the details of your specific project, we understand why this is so important to our customers.
Timeline
Timeframes can vary greatly depending on the size and scope of your project, as well as many other key components that can play into them. During the course of these stages, there are also several integral workings going on “behind the scenes”, such as pulling permits, getting variances when needed, and ordering the materials for your project.
Budgets
Given the various project types and sizes we work on, budgets can be especially difficult to give appropriate expectations for. One of our Remodeling Consultants will be able to give you a much more accurate range based on your specific project once they have seen the space and heard more specific details from you.
